Please read our Terms and Conditions below before securing your seasonal pitch, and enjoy a home from home in the Cornish countryside.
Terms and Conditions 2025
Heligan Caravan and Camping Park are pleased to offer a select number of Seasonal pitches each year. Whether it’s a family holiday or a romantic getaway with a loved one, your pitch is your favourite spot to come back to whenever you want. It’s your own space among the countryside and by the beaches for a summer holiday.
Heligan offers all your essentials, from our well-stocked shop to our brand new state-of-the-art onsite amenity block, launderette, and drying room; Although surrounded by nature, you are not far from modern, essential facilities.
Enjoy many of the lovely walks nearby, a play area for the children to stretch their legs in or make the most of spending the day at our sister site a few minutes’ drive away, at Pentewan Sands, with a privately-owned beach, two indoor swimming pools, and quality food in the family-friendly Seahorse Bar and Restaurant (please note dogs are not permitted at Pentewan).
Above all else, our Seasonal pitches are a hassle free way of touring your favourite area and seeing the attractions at your own pace. The familiar faces and the sense of security are the perks of a base that’s in exactly the right spot.
SEASONAL PITCHES
Upon your enquiry, full details of any available pitches will be provided to you. You will be invited to visit Heligan to view the pitch if you have not already done so.
The season will begin from 1st March 2025 and will end on 16th November 2025.
FEES
Confirmation of the Seasonal pitch fee will be notified to you by the 30th November for the following year. Payment of the fees are due as follows: (which includes VAT at the prevailing rate)
1) £500.00 deposit by the 31st December
2) 50% of the remaining balance by 1st March
3) Remaining balance due by the 30th June
If a Seasonal pitch is secured after the advertised start date, the amount due will be calculated on a pro rata basis. A £500.00 deposit will be due immediately to secure the pitch, and the remaining balance will be due by 30th June. If the fee is less than £500.00, or it is later than the 30th June, payment will be due in full at the time of securing the pitch. Please note the pitch will not be accessible for use until payment has been received. Details will be emailed to you including a link to the online payment portal, please use this facility for all payments. In the event of an online error please be advised we also accept the following payment methods:
- One single payment by Visa or MasterCard
- Cheque made payable to Pentewan Sands Ltd
- One single payment by bank transfer
Renewing your Seasonal Pitch
You will be given priority and invited in writing to renew your Seasonal pitch at the end of the current season. We require in writing by return, via email or letter, confirmation of your acceptance. Please be advised that if we do not receive any notification from you within 14 days of issue, the Seasonal pitch will be re-allocated from a waiting list or re-advertised and offered on a first come first served basis.
CANCELLING A PITCH AND REFUNDS
By the Customer
If a customer cancels a Seasonal Pitch before the start date, the pitch will be re-advertised. Upon confirmation and receipt of payment from a new customer, a refund will be processed. This will be based on a pro-rata basis if a new customer is not secured prior to the start date.
If a customer cancels a Seasonal pitch after the start date but less than half way through the hire period, the pitch will be re-advertised or re-allocated from a waiting list. Upon confirmation and receipt of payment from a new customer we will calculate the unused portion of the fees paid, and refund this amount less a £50 administration fee.
If a Seasonal Pitch is cancelled halfway or more through the hire period, there will be no refund of any fees paid.*
*Subject to the following exceptions: Customers diagnosed with a critical or terminal illness or death. Redundancy or Military Service. In these circumstances we will request the applicable supporting evidence and a refund of the unused period will be calculated and refunded, less a £50.00 admin fee.
By Heligan Caravan and Camping: in the event that the Site is required to close due to reasons unforeseen at the start of hire, Heligan is entitled to terminate the hire of the Seasonal pitch by giving not less than 8 weeks’ notice in writing, where possible, or notice as soon as it becomes apparent of the closure. A refund will be given of any pitch fees paid in relation to the period of time after the hire is terminated. In the event of an unforeseen closure or long-term disruption, Heligan Caravan & Camping will review the situation and may offer a credit for amounts paid on a discretionary basis.
Emergency Site Closure: in the event of an emergency, Government legislation or hazard requiring immediate closure of Heligan where customers are required to move or arrange for their unit to be removed from the site immediately or on very short notice, Heligan will use its reasonable endeavours to give as much notice as possible but, if required in the circumstances, will be entitled to terminate the hire of the Seasonal pitch immediately or on very short notice and move the unit off the Site. A refund will be given of the unused pitch fees.
USE OF ACCOMMODATION ON SITE
Seasonal Pitches are available for recreational purposes only and not for residential or business purposes and can only be occupied in accordance with the seasonal opening dates from 1st March – 16th November. If you do wish to stay during the months of January and February, you will be able to reserve one of the standard pitches with a discount of 15% off the tariff price. Bookings during this time must be made through our Reservations team on 01726 842 714.
At the start and end of each stay, you must notify the Wardens of your arrival and of your departure. Your arrival and departure dates must also be logged in the visitor’s book, located in Reception.
The Seasonal pitch fee allows use of the accommodation by the owners (including, Lead, Joint or Family) under whose name the Seasonal pitch was made.
Friends and Family: Family members and/or friends using the caravan, their details must be supplied prior to their stay and must report to reception upon their arrival. If arriving after hours, please contact reception to advise of your estimated arrival time.
Sub-letting of a Seasonal pitch to any other person whether for financial gain or not, is strictly prohibited.
PITCH USE AND MAINTENANCE
Storing: Nothing may be stored beneath or around the unit or elsewhere on the pitch at any time.
Personal property: Any personal effects onsite are at your own risk, we strongly recommend appropriate insurance is in place.
Weapons: No guns, firearms, knives/blades or any other offensive weapons are to be brought onto site at any time. No drones permitted onsite.
Children: Children remain the responsibility of the parents or guardians at all times. Please accompany children to the facilities at all times. Ball games are restricted to the allocated grassy area surrounding the children’s play area. No bikes or scooters to be ridden around the Amenity block.
Pitch standards: Pitches should be kept clean and tidy at all times. Assessment of the cleanliness and tidiness of a pitch will be at the Site Warden’s discretion. You will be notified of any uncleanliness or untidiness, and a reasonable period will be allowed for this to be rectified.
Gardens: Nothing may be planted in the ground, or grown on or in the vicinity of any Seasonal pitch.
Gas Bottles: For safety reasons, gas bottles must be kept in the unit gas locker at all times. When the unit is not occupied overnight, please ensure all gas supplies to the unit must be isolated by turning the valve of all storage cylinders to the off position.
Electric Hook-up: Electric hook-up facilities are included within the Seasonal pitch fee. When the unit is unoccupied for 5 or more nights, please ensure the electric hook-up is disconnected and the electric cable stored safely.
Water: Units must not be permanently connected to the water tap supply.
Awnings/Trailer Tents & Other Temporary Structures: You can erect an awning/trailer tent, but for safety purposes this should be taken down when you leave the Site at the end of the season. This includes other temporary structures, e.g. TV aerials.* Fire safety spacing must be maintained. Groundsheets and side flaps of tents and awnings should be raised at regular intervals and/or as requested by the Wardens to maintain the condition of the pitch. No additional tents to be pitched on the grassy areas at any time.
Maintenance: Any works to be carried out on the touring caravan/awning/motorhome must be authorised by the Warden’s. Any contractors arriving on site must report to Reception and provide valid copies of their liability insurance, certification and a competent risk assessment.
Cars: Parking of cars is only permitted on the designated areas within the pitch boundary.
Speed Limit: A 5mph speed limit must be adhered to at all times within the park and all vehicles must be driven with care. We request that cars are not driven between the hours of midnight and 6am.
Security: If the caravan is fitted with a burglar alarm, you must ensure that the Wardens have a key and alarm code to access the caravan to allow them to disable the alarm should it be activated in your absence.
Dogs: Heligan accept well behaved dogs only, which must be kept on a lead at all times when not on the pitch and refrain from constant barking. Dog waste must be removed from any area of the park immediately. A maximum of two dogs at any time. In the event of complaints, we reserve the right to request any pets are removed from the site and will not be permitted to return.
Noise Levels: Please keep noise levels to a minimum between the hours of 10.30pm and 7.30am.
BBQ’s/Fires: We do not allow open fireworks, or drones at anytime, anywhere on the site. The use of BBQ’s/Fire’s/Firepits is permitted provided they are raised off the ground.
Washing Lines: Rotary washing lines are the only type permitted and must be stored when not in use.
STANDARD OF OUTFIT
Only units in a good state of repair, roadworthy, adequately maintained, and clean, will be allowed into and to remain on the Site. If the Wardens feel that the unit is not up to standard, you will be advised accordingly and a reasonable period allowed for this to be remedied.
CHANGES OF UNIT, CAR OR PERSONAL PARTICULARS
To ensure Site security and assist in the administration of the site generally, you must inform the Wardens as soon as possible of any change of unit or vehicle registration number and any changes of name, address or telephone number(s).
STORAGE OF UNIT:
We request that the unit is removed from site at the end of the season. For enquiries on being able to leave the unit on site during this period, a storage fee will be charged at the prevailing rate per week. Please contact the Wardens for prices. Towing: A towing service is available, if required, in between Heligan and Pentewan Sands, which is charged at £30 including VAT each way.
BREACH OF TERMS AND CONDITIONS
By the Customer Failure to pay site fees when due may result in suspension of access to Heligan until such time as all outstanding fees are paid.
In the event of a serious breach of the Terms and Conditions by a customer (including failure to pay the relevant fees when due), which is either not capable of being remedied, or is
capable of being remedied, but which, despite the customer having been notified in writing by Heligan of the breach, has not been remedied within 14 days of receipt of such notice,
Heligan will be entitled to terminate the hire of the Seasonal pitch on giving 14 days’ notice in writing, and if the unit is on site we will require the customer to remove the unit from the site at the end of the 14 days. A refund will not be available in the event of termination of the hire of a Seasonal pitch breach by the customer.
By the Site: In the event of a serious breach of Heligan’s Terms and Conditions’ by the Site (including failure to provide a Seasonal pitch for the period booked), which is:
(i) not capable of being remedied, or
(ii) capable of being remedied, but which, despite the site having been notified in writing by the customer of the breach, has not remedied within 14 days of receipt of such notice, the customer will be entitled to terminate the hire of the Seasonal pitch immediately and require Heligan to provide a full refund of the pitch fees already paid in relation to the period of time after the termination.
RE-ALLOCATION OF PITCHES. For operational reasons we may have to change the pitches allocated to Seasonal pitch bookings at any point after you reserve your pitch. We will notify you if this happens and will work with you to find a suitable alternative pitch. If a suitable pitch cannot be agreed, we will provide a full refund of the pitch fees already paid in relation to the period of time after the date the unit would be moved to a different pitch. Where the Seasonal pitch is not available at any time during the open season for operational reasons, the Wardens will notify you.
MOVEMENT OF UNIT
By the Customer: You are welcome to remove your unit away from the site at any time during the Seasonal pitch hire period to use it elsewhere, and to return it to the same pitch upon your return. Please note there are no refunds due for non-use during the hire period.A towing service is available, if required, in between Heligan and Pentewan Sands, which is charged at £30.00 including VAT each way.
By the site: On reasonable notice from the Wardens, you may be asked occasionally to move your unit due to maintenance and/or development requirements, including, if required by utility companies, to enable the ground under the unit to be 'aired', the grass to grow, grass cutting to take place and tree maintenance. In the event of a hazard or emergency, such as fire, high winds, flooding or water logging, the Wardens may need to move, or arrange for the unit to be moved immediately to another area or pitch on the same site or off the site at our sister site, Pentewan Sands. In such circumstances, the Wardens will give you as much notice as possible. Once the maintenance and/or development requirements have been satisfied or completed or there is no longer a hazard or emergency, you will be entitled to return the unit, where possible, to the original pitch. Where this is not possible, you will be required to move the unit to another pitch, as comparable to the original pitch as possible.
GUEST RESTRICTIONS
In order to maintain the security and safety at all of our sites we prohibit users who have been convicted of, or received a police caution for, a sexual offence (listed in Schedule 3 of the Sexual Offences Act 2003) and have been made subject to the notification requirements under the sexual offenders register or a Sexual Harm Prevention Order. If we are made aware that either yourself or a member of your party are subject to these provisions then we reserve the right to terminate your booking in advance or whilst on site during your stay, without refund.
DATA PROTECTION

LIABILITY
Heligan is not liable for any loss of or damage to a unit or the contents of such, nor for any actions resulting in death or injury, other than arising from Heligan, or any of its employees’ negligence or other breach of statutory duty.
DISPUTE/COMPLAINT PROCEDURE

We reserve the right to amend or update the Terms and Conditions where necessary of which a copy will be issued upon completion.
